CREDITS AND REQUIREMENTS
Mortgage Deduction - $3,000.00 deducted from the assessed value of property. Property owners must be paying off a recorded mortgage with a principal balance of $3,000.00. Bring in the settlement statement, or a copy of the mortgage, if possible, when applying for the deduction. Anyone who has refinanced since the last filing must refile for the deduction. Refiling must also be done by anyone who has placed a property in trust.
Homestead Credit - $45,000.00 standard deduction and up to 20% deducted from the gross tax amount. Taxpayers are eligible for homestead credit on their principal residence only. The same documentation will work as for mortgage deduction.
Over 65 age Deduction - $12,480.00 deduction if all tenants are 65 by December 31, 2009. Property owners must reside on the property or be in a nursing home. Applicants taxable gross income must not be more than $30,000 for an individual or $40,000 for those filing jointly with their spouse or other individuals on their deed. The assessed value of all properties cannot exceed $160,000.00. Applicants should bring their income tax return form for 2007 when applying.
Blind and Disabled Persons Exemption - $12,480.00 deduction. Applicants must bring proof of blindness or disability when filing. the individual's income cannot exceed $17,000.00 and proof of income is required. The social security award certificate or a doctor's statement is required when filing.
Disabled Veterans Deduction - Applicants must furnish the Auditor with the abatement from the Veteran's Administration. The deduction applies only to disabled veterans. Within certain guidelines, these veterans are eligible for a deduction ranging from $12,480.00 to $24,960.00. To obtain an abatement slip from VA, call 232-3921 or contact the Hamilton County Veterans Services office at 776-9610.
Contract Deduction - Those individuals buying on a contract are eligible for a $3,000 deduction if the contract is recorded and if the buyer is responsible for the property taxes. People who formerly bought on a contract and have taken a mortgage must notify the auditor or lose their previous exemption.
Geo Thermal Deduction - When filing for the first time it is necessary to bring in the make, model number, and serial number of the Geo Thermal system.
NOTICE TO OWNERS OF MOBILE AND MANUFACTURING HOMES
Recent changes in the law may entitle you to property tax deductions and credits on your mobile or manufactured home. You must, initially, apply for these deductions and credits. After filing for the first time, there is no need to reapply if you have not made any changes, in the title, or in the financing, of the mobile or manufactured home. Filing may be at the township assessor's office, in your area, or Auditor's office in the Historic Courthouse, in Noblesville. Filing deadline for all deductions is the last day of the calendar year.
The following list of deductions and credits may apply to you:
You may be eligible for a mortgage deduction if you are purchasing your mobile or manufactured home, by installment loan. To be eligible, you must provide documentation of the following: name of lender, origination date of the loan, loan number and balance.
You may be eligible for an over age 65 deduction if you became 65 years old by December 31, 2009. A copy of your 2008 income tax filing is required. If you are not required to file an income tax report, this documentation will not be required.
You may be eligible for a disabled or blind person's deduction. Necessary documentation includes social security award letter, or a statement from eye doctor or medical doctor. Total income cannot exceed $17,000. If you have applied in years past, you need not refile, unless there is a change to report.
You may be eligible for the standard deduction for the Homestead Credit, if this mobile home or manufactured home is your principal residence.
When applying, please bring lot number information, as well as, make and model number of the mobile or manufactured home. If there is no loan on the mobile or manufactured home, please bring the title.
The total deduction and credit that may be applied cannot exceed 60% of the value of your mobile or manufactured home. If you filed last year, you do not have to reapply, unless you have become ineligible, or unless there are additional deductions you are eligible, to file. PROPERTY TAX DEDUCTION FILING
Dawn Coverdale, Hamilton County Auditor has announced that the statutory deadline for filing for tax deductions is the last day of the year.
Once this deduction has been filed, you do not need to refile unless there is a new mortgage or a deed change on the home, or if the property has been put in a trust.
Mortgage deductions and the homestead credit could save hundreds of dollars. It is not necessary to have a mortgage on a home to claim the homestead credit.
